The planning application carries planning reference CHE/16/00229/OUT and was considered alongside another application seeking the refurbishment and extension to the care home, which is a Grade II listed building.

The site hosts a number of TPO's around its perimeter. A number of trees, included some protected trees have been felled since the Council's decision to approve the application. The Council's authorisation was sought for all trees felled.

An indicative layout was submitted as part of the application and demonstrates how 14 dwellings could be sited, however confirmation of matters (scale, appearance, landscaping, access and layout) will be agreed as part of a reserved matters application.

The planning application is minded to approve subject to a S106 agreement being signed requiring a Percent for Art scheme and a clause tying funds raised from the sale of the land being invested into the refurbishment works approved as part of the abovementioned planning application. The residential development would also be required to pay a Community Infrastructure Levy (CIL) at 50 per sqm of combined gross internal floor space. CIL liability would be calculated at reserved matters stage.
