Land off Almond Way, Hope, Flintshire, LL12 9NZ
The site consists of two separate fields located to the North of Almond Way. Each field is roughly square in shape and has a slight gradient running east to west across them. They are generally bounded by trees on the North and East edges together with the dividing boundary between the two fields.
To the south of the site there is a well established residential development consisting of detached dwellings. Within the development, at the end of Almond Way, is a potential access to serve the proposed development. It is understood that there are no hindrances to access by way of ransom strips etc.
Please also see in conjunction with enclosed planning documents.
Hope offers excellent transport links with surrounding areas, notably Wrexham, Chester and Mold, with the Borderlands Line running directly through Hope railway station, giving access to Liverpool via the Wirral Peninsula.
In 2007, the secondary school, Castell Alun High, which is located in the village, became the only school in North Wales to be awarded 7 Grade 1's by Estyn, the school inspection service for Wales. This judgement makes Castell Alun one of the top schools in Wales, and is a significant attraction for families looking to move into the area.
Hope also has a library, a sports centre, in addition to football, cricket and rugby union clubs.
Planning reference (Flintshire Planning authority) 053445
As the site holds outline consent, full design issues have not been resolved, however it is proposed that the siting and massing of the houses broadly follows the existing layout of the adjacent development. The proposed dwellings are sited so they back onto the existing properties on Almond Way, but allow more than sufficient distance so as to not detract from their amenity. The proposed layout also makes best use of the natural features of the site, i.e. the trees, hedgerows and views out from the site to the landscape beyond. Where possible private driveways are proposed in preference to larger carriageways to reduce visual and environmental impacts.
