5 Bedroom Detached House, Brightling Road, Robertsbridge, East Sussex, TN32 5EJ

Property Description

EQUESTRIAN - Occupying a slightly elevated position on the edge of the thriving, quaint village of Robertsbridge and commanding far reaching, unspoilt views, Old Peans is a handsome country residence of character set amidst just under approximately seven and a half acres of gardens and paddocks. With attractive external elevations of brick and part coloured render and tile hanging, the present owners have carried out a programme of restoration and refurbishment to the majority of the property, resulting in a spacious family home which is presented with style. The large Scandinavian wooden framed, double glazed windows afford marvellous views of the landscaped gardens to the views beyond with those in the Drawing Room including three sets of floor to ceiling doors which open out on to the south facing terrace. There are oak floors throughout the reception areas with very attractive oak parquet in the Drawing Room, where there is also a stone fireplace and fitted book shelves. The Dining Room has a dual aspect and a fireplace whilst the Study is comprehensively furnished with fitted shelves and cupboards. In order to create an efficient work space within a stylish family environment, the design services of renowned kitchen designers from Rye – Robert Patch – were employed resulting in a most impressive and imaginatively thought out Kitchen Breakfast Room. Oak cabinetry includes a curved central island unit and a superb larder. There are solid granite work surfaces with appliances including a Miele Oven and induction hob, a four oven gas Aga and American style refrigeration. Doors lead from here to the Rear Hall, Utility Room and second staircase and also to the Conservatory, which in turn has double doors to the Sitting Room. The Conservatory was originally installed by Amdega but is now in need of repair and the present owners have gained planning permission to replace this with a two storey extension – see Agents Note.

Bedrooms are arranged over the first floor and include a fine Master Suite which has the benefit of a private terrace overlooking the gardens, a Dressing Room and En-Suite Bathroom with separate shower and a roll top bath. There are four further bedrooms and two bathrooms. The second floor is accessed via a fixed staircase and is arranged as two rooms with potential, subject to the usual necessary permissions and eaves storage.

This property is featured by our Equestrian department.

Old Peans is situated at the edge (approx. 0.8 miles) of the characterful and popular village of Robertsbridge, which was founded by Cistercian monks in the twelve century and where most of the village houses date from the fourteenth and fifteenth centuries. The village has an active community with a thriving Arts Partnership, which organises classical music concerts, theatre visits and lectures, as well as a hugely popular monthly Jazz Club. There is an excellent range of local stores including an artisan bakery/coffee shop, two florists, a Post Office and public houses. For commuters the station (approx. 0.6 miles) provides direct services to London with journey times to London Bridge from one hour and ten minutes with the national motorway network available via the A21 (approx. 1.4 miles). The larger towns of Battle (approx. 5 miles) and Hastings (approx. 11.6 miles) both not only have an eclectic range of stores but are renowned as tourist destinations with many points of interest. The Royal Spa town of Tunbridge Wells is a vibrant and exciting town and is approximately 18 miles north.

Schools locally include a good selection in both the state and private sectors, at primary and secondary levels including Salehurst Primary School, Robertsbridge Community College, Vinehall Preparatory School, Battle Abbey School and St Ronans in Hawkhurst. There is also a good selection of sports clubs in the area including village rugby and cricket clubs, whilst there is also a local bonfire society.

Old Peans is approached via two pairs of entrance gates and a gravelled drive. There are extensive additional parking areas to the front and side of the house along with a turning circle with a central flower bed. The gardens and grounds are well established and have been landscaped to provide year round interest by way of landscaping which includes stocked herbaceous borders, a rose garden, colourful shrubs, expansive lawns and mature trees. Traversing the rear of the house is a wide terrace, whilst to one side is a further terrace with a pergola over. The salt water swimming pool

has a surrounding terrace with built in barbeque with an adjacent Pool House with sliding glass doors, which provides changing and showering facilities, a kitchen and games room. There is a traditional range of brick built outbuildings converted in to a four bay garage with store and workshop together with a gymnasium. Stabling is provided by five loose boxes with a hay store and there is an enclosed manège plus three paddocks and an area of light woodland. There are two glasshouses and an all-weather tennis court. In total approximately 7.39 acres (2.99 hectares).
