When selling your home it is now a legal requirement to have an Energy Performance Certificate (EPC) in place. This requirement replaces the previous obligation to have a Home Information Pack in place.
An Energy Performance Certificate details how energy efficient a property is and provides an A-G rating assessment to potential buyers. Property EPCs are produced by domestic energy assessors using standard procedures and assumptions about a household’s energy usage levels. This enables one property’s efficiency to be easily compared with another of the same type. A house selling certificate of this kind also provides recommendations on measures that could be taken to improve an energy rating.

In the UK around 40 per cent of energy consumption arises from how our buildings are used and the ways in which we keep them light and warm. Reducing our energy consumption has both environmental and financial advantages. A property with a favourable energy rating could prove highly desirable to potential buyers and a positive rating could be used as a powerful marketing tool. Even if a property is not currently as energy efficient as it could be, simple measures to improve its efficiency highlighted on the property EPC could also be attractive to environmentally aware buyers.
Even if you are not actively in the process of selling, it is still extremely useful to obtain an Energy Performance Certificate. An EPC will provide valuable information and will help you take action to minimise running costs and maximise efficiency. Furthermore, if you decide to sell in the future an EPC is valid for ten years so will still be applicable if you chose to move within the ten year time frame.
