What a HIP contains

  • An index.
  • An Energy Performance Certificate.
  • A sale statement (basic information about the sale such as name of seller and property address, whether the home is freehold or leasehold etc).
  • Evidence of title.
  • A copy of the lease if applicable.
  • Local authority and drainage searches.
  • A Property Information Questionnaire.

What is an Energy Performance Certificate?

An Energy Performance Certificate (EPC) tells you how energy efficient a property is. This efficiency will be rated on a scale from A to G with the most energy efficient home achieving an A rating. An EPC will also advise on the impact the property has on the environment and provide recommendations on how to make the property more energy efficient.
