If you are selling a property in England or Wales you are now legally required to have a Home Information Pack (HIP) in place by the time your property goes on to the market. A HIP is a collection of reports designed to provide crucial information about your property to any potential buyer.

What a HIP contains

• An index.
• An Energy Performance Certificate.

What is an Energy Performance Certificate?

An Energy Performance Certificate (EPC) tells you how energy efficient a property is. This efficiency will be rated on a scale from A to G with the most energy efficient home achieving an A rating. An EPC will also advise on the impact the property has on the environment and provide recommendations on how to make the property more energy efficient.
