2 Rectory Cottages is located in a beautiful hamlet, just beyond the village of East Woodhay and is surrounded by countryside. This delightful period cottage is believed to be about 100 years old and has been sympathetically extended and refurbished to a high standard, to create a stylish yet homely feel which carefully blends period features with many modern touches.
A welcoming entrance hall gives rise to a sitting room with log-burning stove and a smaller sitting room/snug with another log-burning stove. This in turn, leads into a contemporary kitchen which has been extended beautifully by the current owners, creating a light and airy space with modern/country style grey units, skylights, an island and plenty of space for a large dining table and corner bench seat. The kitchen opens out onto the patio ideal for al-fresco dining with views over the fields beyond. A cloakroom/WC completes the downstairs accommodation. On the first floor there are three double bedrooms and a family bathroom. Rural views can be enjoyed from both the front and rear of the property.
East Woodhay, is a hamlet situated to the south of Newbury which is located near Ball Hill. The village offers two local shops found in Woolton Hill and Ball Hill along with a doctors surgery, a public house and pre-school, infant school and junior school. The nearest major shopping centre is located in nearby Newbury, which offers a good range of shops, restaurants and bistros as well as a cinema and theatre. Good primary and secondary schools are also located in both the town and outlying villages.
The property is approached via a gravel drive with parking for several cars. A path provides access around the side of the house where the main garden lies at the rear, which is mainly laid to lawn with a patio off the kitchen. At the bottom of the garden there is another patio area/sun terrace and a timber shed. Beyond the post and rail fence boundary the cottage adjoins open farmland.
