Constructed in 1764 by William Collins as a game keeper’s cottage for the Chevening Estate – indeed two former British Prime Ministers, Margaret Thatcher and Tony Blair are signatories on the deeds - Hogtrough Cottage is a charming, unlisted, small country house of character which has been skilfully extended and refurbished by the present owners. Enjoying fabulous, far reaching views to the south, the house is a marvellous blend of period features with a contemporary addition and decorated in a sophisticatedly simple style. Accommodation is arranged over three floors and displays features such as sash windows, timber latch doors, an open tread oak staircase and a stone fire surround in the sitting room. There is elm flooring in the sitting room and stone tiles in the dining room, which continue on in to the kitchen/breakfast room. This has a triple aspect and is therefore a bright room, flooded with natural light enjoying commanding views as well as an outlook over the garden. Kitchen cabinets are by Bulthaup with granite work surfaces, integrated appliances and French doors leading out to south and east facing terraces. Five bedrooms are laid out over the upper two levels and include one with an en-suite bathroom together with a fine master suite with its part vaulted ceiling and gallery as well as a large and striking window framing the views. Serviced by an en-suite bathroom with separate shower, this wonderful suite also has a dressing room with fitted wardrobes.
Occupying a slightly elevated position on the ancient and historic Pilgrims Way, the house is located approximately 1.4 miles from the popular village of Brasted, which has a pub, village shop, cafe and various antique and lifestyle shops. Sevenoaks, historic Westerham and Oxted offer further amenities, with the house located 4.7 miles from Sevenoaks station, which offers services to London from 24 minutes, 2.5 miles from Westerham and 6.4 miles from Oxted, which has connections to London Victoria. Access to the M25 (Junction 5) and A21 can be found north of Sevenoaks at the Chevening Interchange and leads to the major motorway network, Gatwick, Heathrow and Stansted International Airports, as well as the Channel Tunnel Terminus, Ebbsfleet International and the South Coast.
There is an excellent selection of schooling in the area which includes the state grammar schools in Sevenoaks, Tonbridge and Tunbridge Wells, local village primary schools as well as Sevenoaks, Tonbridge and Caterham public schools and various prep schools in Sevenoaks and Oxted.
In total the grounds extend to approximately 0.85 acres with areas of lawn, light woodland and terracing, colourful herbaceous borders, mature shrubs and trees. Two drives serve the property, one to the side of the main house and a second which has direct access to the garaging and Keepers Cottage. Garaging consists of parking for two vehicles as well as a store/workshop. Keepers Cottage has a kitchen/breakfast room and WC on the ground floor with a sitting room on the first level along with two bedrooms, both of which have en-suite facilities. Outside there is an area of garden which can be for the private use of the cottage as in the past it has provided rental income.
